Methodology
Median home prices are pulled from public ATTOM and Zillow market reports. Rent figures are aggregated from the Zillow Observed Rent Index (ZORI), the HUD Fair Market Rents (FMR) data set, and Apartment List rent reports. Vacancy and rent-growth figures derive from the BLS Quarterly Census of Employment and Wages and Census Bureau Housing Vacancy Survey. Implied DSCR is computed from the rent figures using the formula below. All figures represent best-available public data as of May 2026 and should be verified for any specific transaction.
DSCR Formula
DSCR = Gross Monthly Rent ÷ Monthly Debt Service (PITIA)
- PITIA = Principal + Interest + Taxes + Insurance + Association dues
- Implied figures use 7.5% interest, 80% LTV, 30-year amortization, blended T&I of 1.6% of price annually
- DSCR ≥ 1.0 means rent covers debt service. Most DSCR programs price best at ≥ 1.10
