Your Property's Income Qualifies the Loan

DSCR (Debt-Service Coverage Ratio) lending was built for real-estate investors who don't want their W-2 history, tax returns, or personal income blocking the deal.

A DSCR loan is qualified by ONE metric — does the property's rental income cover the new mortgage payment? Lenders divide projected rent by the principal-interest-tax-insurance (PITI) on the new loan. A DSCR of 1.0 means rents exactly cover the payment. 1.25 or higher means the property comfortably cash-flows above debt service.

That single number unlocks the whole product: no personal tax returns, no W-2 paystubs, no debt-to-income test against your day job. Title can go in an LLC. Business-purpose. Closing in as few as fifteen business days when paperwork is clean.
